When purchasing or refinancing/transferring your real estate property, you must get a mortgage from either a Financial Institution, Credit Union, or Private Lender. In the process of getting a mortgage, an appraisal must be obtained in order to get the mortgage approval for the client. Real estate appraisers provide an unbiased and objective professional opinion of the value of the property in question.
There are times when a “traditional” appraisal just isn’t feasible. Perhaps the home is under construction, custom built or has been gutted for renovations. Either way, your lender will need to order some kind of appraisal to figure out the estimated value.

The Municipal Property Assessment Corporation (MPAC) is responsible for property assessments every four years. if you feel that the property assessment is considered too high you can request for reconsideration and provide an appraisal.
A divorce settlement often involves both parties trying to decide who gets to keep the once shared home. The Court won’t usually force the parties to “buyout” the other party’s interest, but instead order the sale. In selling the home, both parties can benefit from an equal share of the equity. Regardless of the situation, it’s a good idea to order an appraisal so both parties are fully aware of what the true market value is. If either party wants to sell the home, they’ll have a better idea of what price to set. On the other hand, if a “buyout” is the chosen option, both parties will feel like they’ve gotten a fair assessment.
