 Yes. All our appraisal reports are completed by certified designated members—such as CRA, P.App (Canadian Residential Appraiser, Professional Appraiser)—in good standing with the Appraisal Institute of Canada (AIC). 


Our team carries full Errors and Omissions (E&O) insurance and adheres strictly to the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). 


 A real estate agent’s Comparative Market Analysis (CMA) or Opinion of Value is an informal pricing tool meant for listing or marketing purposes. Realtors have a direct financial interest in a transaction.


An AIC-certified formal appraisal is an unbiased, legally binding valuation. Banks, major lenders, courts, lawyers, and the Canada Revenue Agency (CRA) require reports from independent AIC members because they follow regulated standards with no commercial stake in the outcome. 



  • Estate Settlement & Probate: When an owner passes away, the court requires a fair market value report as of the exact date of death to calculate probate fees and ensure equitable distribution among heirs.
  • Capital Gains / CRA Compliance: If you convert a primary residence into an income-producing rental property (or vice-versa), the CRA requires a valuation report to establish the fair market baseline and accurately determine capital gains tax liabilities down the road.


 Yes. Matrimonial property settlement requires an independent, court-admissible valuation report. We provide objective reports that stand up in legal proceedings, assisting both parties and their legal counsel in reaching fair property divisions. 


 Yes. Our appraisers work across major lending networks and Appraisal Management Companies (AMCs) using industry-standard platforms (such as CRAL). We ensure your report meets all lender underwriting criteria for first/second mortgages, refinancing, or private lending 


 

  • Site Inspection: The physical on-site inspection takes approximately 20 to 45 minutes for a standard single-family home or condo unit.
  • Report Turnaround: Once the inspection and local market research (via TRREB/MLS) are complete, the final written report is typically delivered within 2 to 3 business days.


 To help us complete an efficient and accurate inspection, we recommend:

  1. Access: Ensure full access to all areas of the property, including utility rooms, basements, attics, and garage spaces. 
  2. Document Upgrades: Prepare a written list of major improvements or renovations completed in recent years (e.g., roof replacement, kitchen update, updated mechanical systems) along with approximate dates and costs.
  3. Property Details: Have floor plans, survey maps, or recent property tax statements ready if available.
